MINUTES OF THE BOARD OF DIRECTORS MEETING OF THE EAGLE’S VIEW HOMEOWNERS ASSOCIATION HELD ON TUESDAY, JANUARY 13TH, AT THE HOME OF GARY DAVIS, TIGARD, OREGON.

TREASURE REPORT
Checking Account Balance $19,620.83
REPORTS OF COMMITTEES
Architectural Control Committee
We will have ACC draft guidelines developed for annual meeting.
An ACC needs to be formed at the annual meeting.
Neighborhood Watch – no report
Maintenance and Repair
Need to replace two trees in spring
North Entrance flowers not completed yet. ProGrass will finish in the spring.
OLD BUSINESS
1. Maintenance
a. West end of Tewkesbury Court – Gary Davis is obtaining prices. Slow response from contractors.
b. Park Bench – have not ordered as yet. It will have on site by spring.
2. Legal Issues
a. Status of homeowners in arrears. Currently, 22 owing $1685.50 (1 over $400, 4 over $108, 17 owe from $27 to $81)
b. We received $603.23 from bank on Lot 76.
c. No additional monies from our “high dollar” arrearage. Lot 119
3. Financial Issues
$10,000 is in CD’s and Money Market at Washington Federal.
NEW BUSINESS
1. Accounting issues.
Have names of two CPA firms and will contact them as to audit. Have spoken with one, have call into other. We are almost too small for some of the firms that do HOA’s.
2. Bought a Money 2004 Small Business program for $25.04 ($94.99 less $29.95 Store Credit & $40 rebate)
3. Maintenance
No report.
4. Financial
Budget
Reworked reserve plan and found that we are under funded by $6000.00. We need to increase reserve allocation and make up the difference. Along with our normal operating costs, we need to leave the monthly dues at $27.00 per month.
5. Annexation of Bull Mountain
There was no discussion on this issue.
6. The final details about the Annual Meeting on January 20 were discussed.
a. Door Prize will be a $50 gift card from Safeway.
b. Mailing has been sent out.
c. We will need to elect a new Secretary for three year term and a Member-at-Large for a one year term.
d. Richard Brown Hall has been reserved
e. Meeting set for 7:00 pm.
f. Agenda discussion
7. Next Board meeting will be Tuesday, March 16 at 7:00pm at Gary Davis’ home
