MINUTES OF THE BOARD OF DIRECTORS MEETING OF THE EAGLE’S VIEW HOMEOWNERS ASSOCIATION HELD ON Wednesday, September 14, 2004 AT THE HOME OF Gary Davis, TIGARD, OREGON.

MINUTES OF LAST BOARD MEETING WERE APPROVED

 

 

Treasure Report

 

·         Checking Account Balance & Financials

 

·         $22,393 in the bank as of 8/31/04

·         $18, 089.81 in Federal Investment accounts

 

·         Bankruptcy filed by a homeowner who is in arrears – there is a call into our attorney, Russell Hanf regarding the dues owed.

·         Invoices as of 9/15/04 were reviewed

 

REPORTS OF COMMITTEES:

1.              Architectural Control Committee – no discussion

2.              Neighborhood Watch

·         Second Annual Potluck will be on October 10th from 3-5pm.  Please bring a potluck dish.  HOA will be providing a main dish and drinks.  The K-9 Unit, Motorcycle Policeman and a Fire Truck will be there.  A representative from the Sheriff’s office will come to talk about Annexation as well as someone from “Friends of Bull Mountain”.  We are all anticipating this to be a fun event with door prizes for adults as well as children.  We are looking forward to seeing you there!

 

 

 

3.              Maintenance & Repair

·         Four benches have been installed

·         Prograss will be winterizing the irrigation system

·         Two sprinklers will need to be repaired (the heads and three control valves)

 

OLD BUSINESS

 

  1. Maintenance - none
  2. Legal Issues:  Status of homeowners in rears was reviewed.   Gary is sending a letter to lot #98.  Will have Russell send a certified letter for a response by the 30th of September, if no response then we will file for liens.  Russell’s legal and court costs will be added to the arrearages. 
  3. Parking Guidelines – no action yet.
  4. Financial Issues:  Signature cards were signed for Washington Federal. 
  5. All lots in Eagles View have been sold.

 

NEW BUSINESS

           

  1. Financial
    1. NSF Check from homeowner – Gary will contact the person.  It was approved to start charging a $25 fee for NSF fees. 
    2. Foreclosure or Lien?  There was a discussion regarding when to foreclose on someone’s home vs. a lien – The Board is looking at this State law option in order to collect past dues. 
    3. Looking for a new Treasurer.  Jeanne Christensen’s term is up December 31st.  If you are interested in becoming a Board member, please contact Gary Davis at graphicengco@comcast.net.

 

  1. ACC:
    1. Fences:  Gary will follow-up on the fences in question.
    2. Letters will be sent to homeowner’s who are not following the CC&R’s regarding boats or personal water crafts.
    3. Architectural and Landscaping Committee’s:  We are interested in starting these two new committee’s to help keep our area looking nice.  If you are interested, please contact Gary Davis at graphicengco@comcast.net
    4. There will be signs placed in the greenspace regarding dogs with no leashed and homeowner’s picking up after their dogs.  Please be courteous to other homeowner’s who use this space and pick up after you pet and keep your pet on a leash at all times – aside from it being the law, it keeps everyone and other pets safe.  There are several dog parks in the area where you can take your dog to run.
