January 29, 2005

                                        MINUTES

 

Meeting was called to Order at 3:28 pm.  There were 5 homeowners in attendance.

 

Minutes of Last Homeowners Meeting read and approved

           

The members of the current Board of Directors were introduced

                        Gary Davis – President

                        Wynne Wakkila – Vice President

                        Office of Treasurer currently vacant

                        Office of Member at Large currently vacant

 

Elections for a Member at Large (1 year term) and Treasurer (2 year term) were held.

Kris Fowler nomination received for the Member at Large position.  Steve Radie volunteered for the Member at Large position.

 

Expenditures for 2004 were presented and discussed.  See attached sheet

The expenditures were only $29,054.64 against a budget of $32,335.13

The amount under spent was applied to our under funded reserve account.

Other highlights of the year were as follows:

The status of those homeowners who are in arrears with their dues was discussed.

Currently, there are 25 homeowner’s in arrears by at least two quarters with 16 of those behind by more than two quarters.  One homeowner’s is in foreclosure and owing more than $400.

Any homeowner over one quarter in arrears is charged 1% per month on the unpaid balance.

When a balance goes over $200 a letter is sent by our attorney indicating that we will file a lien on their property if the arrearage is not brought current and that the homeowner will be responsible for paying the attorney fees.

 

Discussion regarding a $25 service fee per missed quarter for any unpaid balance along with the 1% charge.  This was approved.

The First Draft of Architectural Control Guidelines was presented to those in attendance.  If anyone wishes to see a copy, it can be sent electronically. 

 

The DOOR PRIZE drawing ($50 Gift Certificate from SAFEWAY) was won by Teddy Duling.

 

There being no further business the meeting was adjourned at 4:46 pm.
